When it comes to looking at something old and turning it into something new, some people are just naturally gifted with that sight. They look at something, have a vision and make it happen.
This transformation of a modern farmhouse by the Austin Flipsters is a complete 180.
A house in need of love
They started with what was basically a sad-looking oddly shaped white structure with no personality. It was completely gutted on the inside after it suffered water damage so they were working with the bar bones of the house.
The water damage and moisture issues were pretty serious, especially in the bathroom.
So, they had to do some reframing and bleach treatments.
In addition to tearing out moldy framing, they decided to tear down some walls including the wall between the kitchen and living room to open up the layout.
Making space
They also knocked down an area with a lowered ceiling, again to open up the layout and make the space seem uniform and airy.
Overall, the flooring layout changes were minimal.
However, the entire house needed to be insulated, drywalled and painted. It also needed some new support beams. Brand new electrical, plumbing, and HVAC systems were installed.
The stucco exterior also had to go due to water damage. It was replaced with board and batten wood siding to give it a nice rustic farmhouse look.
Same bones
So, this is basically a brand new house except for the “bones” of the old house.
The home was repainted in a creamy white color and dark-colored accents. The interior design was kept simple: white cabinetry, white countertops, white subway tile backsplash in the bathroom and kitchen, matte black hardware, and some modern-looking fixtures with a farmhouse vibe.
Changing the entrance
The home’s entrance was given a roofed awning with support beams painted in a dark brown color, which helped to give the home depth and lots of curb appeal.
That alone made it look like an entirely different house with tons of personality.
This dimension in the roofline is really what gives the home a farmhouse feel. Some of this architectural detail was used inside the kitchen to give it a cohesive look.
The farmhouse motif was also brought into the home with the flooring. The Austin Flipsters went with vinyl wood finish panels in a light natural wood color.
Fixtures change everything
Metal caged light fixtures and barn lights were used throughout the home to create a rustic vibe.
Solid core paneled doors were more expensive but helped establish a barn-like look. And it’s small touches like that, that added up to make the results of this renovation nothing short of incredible.
A whole new house
Now this house is chock full of character from the inside out.
“Wow, what a difference. It’s an open-concept dream. It’s the modern farmhouse,” said Austin Flipster Lincoln.
“Opening up this wall [between the kitchen and living room] and taking out this beam completely changes this space.”
The dark painted accents against the white walls help length the space and create dimension within the open space layout.
This was done with the fireplace which ended up looking outstanding!
Lots of natural light
They found the perfect window for the living room space which brings in tons of light but are white on the inside and black on the outside.
The kitchen, which has plenty of room, was given an enormous island that is perfect for entertaining.
The wall between the kitchen and dining room was taken down giving even more space and flow in the eating area.
The bathrooms came out stunningly in all white, making the spaces look much larger.
Giant windows were put in the bedroom to make it bright and sunny.
A pricey renovation that’s worth it
The 3 bedroom, two bathroom 1,500 square-foot house on about a half-acre lot located south of Austin in Manchaca, TX was purchased for about $155,000.
They actually spent more to renovate it at $175,000.
That brings their investment to a total of $330,000. They were looking to sell the property for $415,000.
After $17,000 in closing costs, they would be left with a $68,000 profit.
Not too shabby!
